
The Covenants require that "wood shingles" (e.g., #1 Blue cedar shake shingles) be used on Residential Units. Past Architectural Control Committees (ACCs) have evaluated various "or equal or better" requests, and have approved some. Because the HOA's Board of Directors is now acting as the ACC, it was asked for general guidance regarding alternative roofing materials. After a lengthy study, including evaluation of samples, the Board concluded that it is not possible to preapprove materials -- they change too quickly, for example. However, the Board will act as swiftly as possible on evaluation requests, but be sure to submit a large (e.g., 2' x 2' or greater) as-installed sample of the material with your brief, written approval request. Most roofers or suppliers have these premounted samples available to loan to you.
In general, for potential approval, alternative roofing materials must have the "3-D" appearance that wood shingles provide. Color, texture, and predicted (e.g., 40+ years) durability are some likely factors considered by the Board too.
Impact Resistant roofing is recommended, for both durability and a possible homeowners' insurance discount -- check with your homeowners-insurance company for their approved IR materials.
